OPUS Coconut Grove Buyer’s Guide: The Fourteen Residences
What is OPUS Coconut Grove?
OPUS is a condominium of fourteen residences on SW 27th Avenue in Coconut Grove, developed by META Development under the entity Harbour 3127, LLC, with architecture by Kobi Karp Architecture and Interior Design, interiors by João Armentano and landscape by David O. Design. Groundbreaking was reported in April 2026, and the developer's sales team gives an expected delivery of the first quarter of 2028.
The second, third and fourth floors each carry four three bedroom, three and a half bath homes. The fifth floor holds two four bedroom penthouses, and each has its own rooftop with a pool and an outdoor kitchen.

Which side, which floor
The A and C residences face SW 27th Avenue. The B and D residences face the side the developer's plates mark as the bay view. On the avenue side the plan barely changes from floor to floor. On the bay side it changes every floor: the second floor gives you the two largest interiors, the third gives you the two homes with terraces of about 940 square feet, and the fourth gives you the standard plan one floor higher.
A word on the bay view: OPUS is not a waterfront building, and at four residential floors what you see toward Biscayne Bay depends on the tree canopy and the buildings between. Treat the label as orientation until you have stood on the floor.
Pricing and deposits
The developer's sales team publishes a range of $2,600,000 to $8,000,000 for the building (October 2026). The deposit schedule is 20% at contract, 10% ninety days after contract signing, 10% at top-off and 60% at closing. Forty percent is paid before closing, and in a building this size top-off comes early in the construction schedule, so plan for the third payment well ahead of delivery.

- How retrieval works in the KLAUS Multiparking system at peak hours
- The estimated association fee for the residence you are considering
