OPUS vs. The Lincoln: Two Boutique Buildings in Coconut Grove

Two small buildings, two different buyers

Coconut Grove has very little new boutique inventory, and two buildings worth weighing against each other at the smaller end are OPUS and The Lincoln. Both are low rise, both ask 40% before closing, both deliver in 2028. They are built for different households.

Who OPUS suits

A buyer who wants three bedrooms or more, private elevator arrival and very few neighbors. The smallest home at OPUS is about 1,905 square feet inside, larger than most of The Lincoln's plans, and the two penthouses carry their own rooftop pools.

Who The Lincoln suits

A buyer who wants a den for working from home, a one or two bedroom, or a lower entry point in the Grove. With 48 homes it offers more choice of plan and floor.

The read

Size the comparison by what you need inside. If it is three bedrooms, put OPUS's 1,905 to 1,950 square foot plans next to The Lincoln's three bedroom plus den and compare the current price of each on the same day; the lists move independently. I track both with their sales teams and will lay the two current lists side by side for you.

Other Grove buildings worth a look depending on what you value: Four Seasons Coconut Grove for hotel services on the bay and Vita at Grove Isle for the island.
